Financial Considerations
There are so many financial aspects involved when buying a home, beyond the purchase price and mortgage interest rates. One of the best ways that I can help is to connect you with professionals who can best help you, like Mortgage Brokers, Insurance Representatives, and Banking Specialists.
My helpful hints:
Mortgage Pre-Approval - make sure that you're armed with all of your "proof of income" paperwork. Have your photo identification on hand and ensure that you have up-to-date bank statements, pay stubs, employment letters, etc. for you and any co-applicant.
Down Payment - typically, depending on how your offer is written, a Bank Draft for the full amount of your Down Payment is required within about 24 hours of your offer being accepted, so avoid panic by making sure that you have access to those funds when you make your offer!
Closing Costs - it's a good idea to set aside 3-5% for closing costs for your home purchase. These cover such items as Land Transfer Taxes, Property Appraisal Costs, Lawyer's Fees, etc.

Fulfilling Conditions
Whether you need a recommendation for a Home Inspector, need to renegotiate after receiving the results of an Inspection, need documents shared with your Mortgage Representative or Lender, or need to get in touch with a Lawyer, I'm the first call you can make. I'm your trusted sidekick.
Additional Visits
If we have negotiated additional visits to the property in your offer, I'll be helping you arrange those according to the agreement. I'll schedule the visits with the seller's brokerage and accompany you to the property for any agreed upon visits.
Closing Day
I can't wait to celebrate you! I'll be cheering you on, helping to ensure that your transaction is completed, money transferred to the right people, and your keys and paperwork are in your hands.
